Buyer Landlord Representation for Maven District
My best client is a licensed Real Estate Broker in the State of Utah. He can find any property online through his own license that any other agent can, yet he still works with me regularly and has for the last four years.
Our first project came when he was looking for a place to move his wife’s business. Something along the 900 South Corridor, not far from her then current location, and something that wasn’t already listed. I started looking, calling and contacting building owners. When it was all said and done, we’d closed on 11 parcels with three different owners on the same block of 9th South.
They have since torn down and rebuilt one of the buildings, and completely renovated and leased out the other spaces. They have created a place in town called the Maven District. If you haven’t been there yet, you are missing out. They have 71,000 SF in 8 buildings on almost 2 Acres. Of the 29 businesses housed on the block, 23 of them are Women owned!!
Building the Maven District
Tessa Arneson and Tim Watcke had a vision: a curated community of businesses catering to the whole wellness of its customers. “It started with a couple buildings and now it’s a whole block,” says Arneson, a native Utahn who knew Salt Lake City would be the perfect guinea pig for this experiment.
Previously the owner of Pilates on 9th and 9th, Arneson, with husband Watcke, now owns Maven Strong—the anchor tenant of the ever-growing Maven District, smack in the middle of the 9th and 9th and Central 9th neighborhoods in Salt Lake. “I would get a lot of people who would come in and ask, ‘where do you go for this?” what do you do for this?’ I thought, how cool would it be if I could tell people to walk 25 feet this way and tell them I sent you?”
While the Maven District may have started out as a vision, it’s now a fully realized community of 25 businesses from beauty salons to custom suit-makers, fitness centers to ice cream and dessert shop, Normal.

Multi-Family – Salt Flats Living
Building a Dream
In December of 2016, we put a building under contract that was a result of me making cold calls. I was looking for land in the RMU zoning downtown. I knew that zoning would be most favorable for building Multifamily. When our first buyer backed out, we quickly found a new buyer. We helped the Seller’s get $78/SF for their land, which was a premium at the time, and honestly still is. We also helped the Buyer realize a dream to build his first apartment building, and the results have been fantastic.
The Salt Flats are now leasing. This beautiful 86-unit apartment building all started with an understanding of downtown Salt Lake, the zoning and a desire to create a deal that was a WIN for all parties involved. I love my job!!

Buyer Representation for Rencher | Anjewierden
The Perfect Fit
Jaryl Rencher, a well-known attorney in Salt Lake was referred to me by his residential agent in the Fall of 2016. He was renting space in downtown Salt Lake for his law firm, but felt like he was paying way too much for the space that they were occupying and he didn’t want to renew his lease. He asked me to help him find a property that was unique and functional and still close enough to downtown that his clients wouldn’t be turned off by the move. Industrial Space – Silver Creek Properties
The team at Silver Creek Properties LLC wanted to find out what their building was worth so they could make decisions about its future use or sale. After doing an internet search they quickly found Jody Jones from Align Complete Real Estate Services who helped them figure out how much it would be worth on today’s market if sold as-is or leased long term (or both). After doing an extensive analysis of the Industrial property, the land associated with it, and the current lease in place, they came up with a value that worked. Adam, her partner at Align, had a buyer looking for just this type of industrial space in exactly this location.
After evaluating two other offers, Adam and his client closed on the deal, moving a boat dealership to this 14,000 SF Industrial building with great access and visibility from the highway. Proud New Owners
I was referred to a couple recently who was selling a home in California and wanting to find a good commercial investment in Salt Lake City. I reached out to one of the property owners that I work with regularly and was able to find an off-market Industrial Investment for them with a really strong CAP rate.
They had never owned a commercial property before, so after we got the building under contract we set out to make sure this would be a good investment for them down the line. We got Mark Bullock involved from First American to help with the 1031 Exchange and after clean environmental reports and a careful review of the financials they became the proud owners of a 10,000 SF multi-tenant Industrial property.
